On the morning of March 7, 1949, builder William J. Levitt opened a sales office for a new development of inexpensive single-family homes in a potato field in central Nassau County on Long Island. In freezing weather, more than a thousand young couples crowded outside the sales office, waiting for a chance to buy a 25-by-32-foot four-room house for $6,999 — government-funded, zero down of funds. To build houses quickly and inexpensively, Levitt uses the method made famous by Henry Ford: the assembly line. Crews of construction workers leveled the ground, paved the streets, poured concrete slabs, planted trees every 28 feet and installed the plumbing and electrical wiring. At 8 a.m., the trucks unloaded the precast liners at each house site; at 9:30 a.m., arrival of the toilets; at 10 a.m., sinks, bathtubs and Sheetrock™ were delivered; at 11 a.m. the flooring was sent. In order to give young couples a chance to buy an affordable home, Levitt cut costs by eliminating basements and giving all homes in his development the same floor plan. In the ten years since 1948, some 13 million homes were built in the United States; 11 million (85%) were built in the suburbs. In 1960, as many Americans lived in suburbs as in inner cities, and the suburban way of life shaped the patterns and rhythms of American life. Suburbs, which only began to emerge as fringe communities around central cities in the late 1940s, became the country's main hometown. In 1940, most Americans lived on farms, in small towns with fewer than 2,500 people, or in large cities. The federal government had a lot to do with the population spread to the suburbs, as it made mortgage money available at low interest rates through the Veterans Administration and the Federal Home Loan Mortgage Administration. . This, combined with an abundance of cheap energy for automobile transportation and state and federal policies that encouraged freeway construction, propelled many middle-class Americans into the suburbs. With six percent of the world's population, the United States had produced 50 percent of the world's manufactures, 57 percent of its steel, 62 percent of its oil, and more than 80 percent of its cars. Americans had saved $44 billion during World War II, and pent-up demand drove up inflation. Congress responded to the labor dispute by enacting the Taft-Hartley Act of 1947, despite President Truman's veto. Opposed by the unions, the law restricted union activities, such as mass picketing and boycotts, and allowed states to pass “right to work” laws making it illegal to require workers to join unions. By promoting the growth of suburbs and the Sunbelt, these policies transformed the face of the country.

Levitt & Sons

[2] Historian Kenneth T. Jackson wrote of Levitt & Sons: "The family that had the greatest impact on postwar housing in the United States was Abraham Levitt and his sons, William and Alfred, who eventually built over 140,000 homes and transformed a cottage industry into an important manufacturing process.
